INVESTMENT IN DUBAI PROPERTY

Why Invest in Dubai

Rapidly growing tourism.

The Emirate says that the mix of “unparalleled luxury combined with Arabian charm” has opened Dubai to a new and ever-increasing market. Tourism makes up 30% of Dubai’s economy and the current figure of 5 million visitors per year is expected to double by 2010 and exceed 15 million by 2015. The growth of tourism is expected to be boosted by investment from overseas.

The US is investing billions in the ambitious Dubailand, an expansive and cutting-edge leisure facility that is set to become the biggest in the world. Dubailand will also feature Dubai Sports City, a purpose-built complex covering 50 million square feet that will encompass four stadia, a championship golf course, the first Manchester United Soccer Schools facility, a cricket academy, a tennis academy, a golf school, a 3,000 square metre gymnasium and an Olympic-length swimming pool, as well as residential and commercial developments.

Major government investment in infrastructure.

The Dubai Government has unveiled the Dubai Strategic Plan that plans to invest in its country’s infrastructure, including the spending of billions on a modern and integrated road network and public transport systems. These will cater for existing and future development requirements in Dubai and are expected to reach completion by 2020.

Easy accessibility.

Dubai International Airport is the busiest in the Middle East. The national airline is Emirates. More than 75% of Dubai’s population are citizens of other countries and UK passport holders do not need a visa to enter the UAE for business or tourist visits that last up to thirty days, although this can be extended to ninety. Dubai can be accessed from most major airports worldwide and the tourist figures are set to triple to 15 million over the next seven years.

Affordable property

With solid economic growth predicted, property prices are set to soar over the next few years. Despite the fact that parts of Dubai City are now fully developed, there are investment property opportunities emerging within it and the areas that surround it. As a world-class trade centre, an oil-rich emirate and one that boasts a staggering tourism industry, Dubai is set to become the major investment hotspot of the world.

Incredible growth potential.

Dubai’s property market is beginning to undergo an exceptional success. With many major industries setting up offices there and its booming all-year-round tourist economy, city professionals and tourists alike are searching for new accommodation. With the tourism figures alone forecast to triple over the next seven years, demand is sure to outstrip supply. Developments such as Sports City and Dubailand - not to mention those just outside the City - offer fantastic opportunities for the informed investor.

Lost cost of living

Although the cost of living is comparative to that of most European countries, Dubai has several attractive factors in its favour: its noteworthy lack of taxation on certain goods and wages, its government-subsidised utilities (gas, water and electricity) and low petrol and food prices combine to balance out the equation. Dubai offers a phenomenal lifestyle at a reasonable cost.

Economic and political stability

Dubai is cited by many of its residents as a shining example of how an Arab culture can embrace 21st Century globalisation without losing its traditional values. The United Arab Emirates is a federation of seven states, each ruled by an emir from a leading family and these seven emirs form the Supreme Council of Rulers who appoints the prime minister and his cabinet.

Dubai is a virtually crime-free and enjoys secure economic stability. Its economy has been kept open and free to attract investors and business, with minimal governmental interference.
